Showing your home for rent is essential to receiving applications on your rental property. There are many types of showings such as self-showing, person lead, and virtually. Self-showing is when you place a lockbox on the door and give the lead a code and they show themselves the property. Person lead is when you have a real estate agent or a leasing agent show the property to a lead. A virtual showing is typically through facetime or google duo with someone at the property or a virtual video tour. The following steps will ensure your leads showing experience is above the competition, in return will get you more applications on your rental property.
1. Access
Before showing your home for rent, you need to decide which type of showing you would like to do. You will also need to place a lockbox at the property such as a combo or electronic lockbox.
2. Appearance
Your home's appearance is extremely important to the success of a showing. Your property needs to be cleaned and well maintained. This means that you should have your home deep cleaned and carpets shampooed. The landscaping also needs to be fresh and maintained. We also recommend that you patch and paint any holes, change lightbulbs to be color matched, and ensure all components are in working order such as appliances, blinds, and fixtures. 3. Utilities
We recommend that you leave all utilities in the home on to ensure the viewing experience is great. You want the lead to be able to see all of your home's features and test items such as the sinks and showers to give the lead confidence that the home is ready to be rented. You can choose to keep the water on but put toilet closure slips over the toilets to ensure leads don't use the restroom in the home.
4. Leasing Software
We recommend that you use a leasing software for your home to ensure you are able to track the amount of leads coming in and scheduled showings. We use Tenant Turner as our leasing software and highly recommend them!
