Do you know how often you should inspect your Crestview rental property? The two main factors when answering this question are your Tenant's privacy and your desire to see the property.
Here is how often we recommend inspecting your rental property:
Move-in
We recommend inspecting your home before your Tenants move in. This is important mainly for security deposit and any make ready repair reasons. When it comes to the security deposit, once the Tenants move out, you need to compare the condition of when they moved in to when they moved out to use the deposit accordingly. You will also need this inspection report to know what repairs need to be completed now that the Tenants are moving in such as lawn care, filters, lightbulbs, etc. You want to ensure that this report includes high quality photos. Typically for a 2000SF house, we see anywhere from 250-500 photos of the property. Ideally, you want to complete this inspection around 24-72 hours before their move-in date.
Bi-Annual
This inspection is at the 6 month mark of the lease and the purpose of this inspection is to see how the Tenant is living in the property and if there are any items that need address, or even any lease violations. This inspection is a little more tricky because you have to schedule with the Tenant to come in and you’re in their personal space. It's best practice to be very personal and respectful, and ask permission before going into any room. The best questions to ask are:
- Are there any issues or problems that we can have fixed?
- How do you like it here?
- Do you have any future concerns that may worry you maintenance wise?
- Is there anything I can do for you?
Remember, this is your Tenant's home with their personal belongings. They must be respected and treated fairly.
Renewal
The purpose of this inspection is to see the condition of the home before renewing the Tenants lease. You want to ensure that they are taking care of the home correctly and do not have any lease violations such as lawn maintenance, unauthorized pet, poor HVAC maintenance, etc. This inspection also allows you to see if there are any outstanding maintenance issues that your Tenants have not reported. This inspection has to be scheduled with the Tenant as well. Ideally, you want to complete this inspection at least 60 days before their lease expires.
Move-out
Lastly, you want to perform a move-out inspection once the Tenants moves out to document any damage. You will compare this inspection to the move-in inspection to process the security deposit accordingly. Please ensure you have clear and defined picture proof from both
inspections. Ideally, you want to complete this inspection the day after they move-out.
